More inventory, longer selling times, and what the latest numbers mean for buyers and sellers.
Montgomery Township’s real estate market is showing some changes this fall. While homes are still selling, buyers have more choices than they did a year ago, and properties are generally taking longer to sell.
I reviewed October 2026 sales alongside October 2025, as well as six months of GSMLS data, to get a better picture of what’s happening locally.
October 2026 Market Snapshot
Here’s how October compared with the same month last year:
| Market Indicator | October 2025 | October 2026 |
|---|---|---|
| Active Listings | 46 | 80 |
| Homes Sold | 16 | 16 |
| Average Days on Market | 31 | 54 |
| Sale-to-List Price Ratio | 100% | 101% |
| New Listings | 21 | 12 |
The biggest changes are in available inventory and time on market. Buyers have significantly more homes to consider, while sellers may be waiting longer for an acceptable offer.
Interestingly, 21 homes went under contract in October 2026, compared with 13 in October 2025, suggesting that buyers are still making moves.
Single-Family Detached Homes
October 2026 saw 13 single-family detached home sales, compared with 8 in October 2025.
The median sold price increased from $840,000 to $871,000, approximately 3.7% higher year over year.
However, the average time on market increased from 29 to 61 days.
While the median sold price was higher, this doesn’t necessarily mean individual home values appreciated by 3.7%. Monthly figures can be influenced by the mix of properties that happen to sell.
Townhouse and Attached Home Sales
Townhouse sales decreased from 8 in October 2025 to 3 in October 2026.
The median sold price increased from $590,000 to $625,000, while average days on market decreased from 32 to 25.
With only three townhouse transactions this October, it’s important not to draw broad conclusions from the median price alone.
What Does the Six-Month Trend Tell Us?
Comparing May through October provides some useful perspective.
During that period:
- 132 homes sold in 2025 versus 131 in 2026.
- Average sold prices were approximately $1.02 million in both years.
- Average days on market increased from 30 to 40.
- New listings increased from 166 to 181.
The volume of sales has remained remarkably consistent, but homes are taking longer to sell. Important to note, is that new listings is different from total available inventory.
What This Means for Montgomery Homeowners
For sellers, today’s market may require more thoughtful pricing and preparation. With more inventory available, buyers can compare homes more carefully.
For buyers, having additional options may create opportunities, particularly for homes that have been on the market longer. However, desirable, well-priced properties can still attract strong interest.
Is Montgomery Becoming a Buyer’s Market?
I wouldn’t label Montgomery a buyer’s market based on these numbers alone.
What we’re seeing is a market with more inventory, longer selling times, and continued buyer activity.
Whether you’re considering selling in the coming months or beginning your home search, understanding what’s happening in your specific neighborhood and price range is more useful than relying on township-wide averages.
If you’d like to discuss what these trends mean for your home or your next move, I’m always happy to help.
